Leystraße 46, 1200 Wien

Leystraße is located in the 20th district (Brigittenau) of Vienna in „Between Bridges“, as the area, together with Leopoldstadt, is on an ‘island’ between the Danube Canal and the Danube River.

The underground station U6 Dresdnerstraße is reached in about 5 minutes, the high-speed railway station Traisengasse in about 6 minutes. The tram lines 2, 33, 31 and the bus lines 11A, 12B, 5A, 37A are „just around the corner“. Thus, the best conditions for the rental of quality apartments are present.

We are constructing circa 24 modern, bright apartments with timeless, solid fixtures and fittings. The project is a privately financed construction and the rental is not bound to the ‘Mietrechtsgesetz’ (Tenancy Law) for determining the amount of rent.

Great attention has been paid to the kitchens, where we have incorporated in our planning the insights gained from tenant surveys from past completed projects. Very important are the future residents. Also an above average bathroom so that large size shiny tiles and great showers are used.
With a highly detailed floor plan and with innovative home fixtures and fittings – for example, the Bluetooth station in the bathroom – in the sense of the intrinsic value of the apartment for the investor, “future living” can be anticipated.

The future apartments are located near many of the newly established offices both of Dresdnerstraße, Millennium Towers and the River Gates. The shopping and leisure center of the Millennium City is within a few minutes walking distance. The connection to the city center and to the huge recreational area of the Danube Island is also a given and amongst other things, the public cycle path in directly in front of the property. The other infrastructure meets the needs of growing older residential area: kindergarten, elementary school, shops, guest houses/pubs and the Lorenz – Böhler – hospital.

The concept of low energy construction reduces the energy consumption for residents. Lower operating costs for the tenants and a higher value of the investment apartments for the investor arise. This modern project with the best infrastructure can, therefore, expect very good returns.
